I will handle most of the process on your behalf. Together, we will navigate through the stages of selling your home. In addition, I will keep you well informed, with plenty of visibility into the stages ahead. You will set the tone for negotiations, so your wants and needs come first.
I will start with preparing a comparative market analysis (CMA) to help you determine the listing price of your home. In addition, I will get an appraisal report prepared by a licensed appraiser. This document will give us an additional advantage by convincing potential buyers that our listing price is fair and likely to be acceptable to their lender.
But this will be just the beginning of our journey. Below is the step-by-step list of my actions as your listing agent.
As your listing agent, I will:
- Prepare a comparative market analysis (CMA) to help you determine the listing price of your home
- Have an appraisal report prepared by a licensed appraiser
- Have your home measured by an appraiser or measurement specialist
- Help you prepare your home for the sale
- Get great pictures of your home prepared by a professional real estate photographer
- Place a “For Sale” sign with my contact information in your front yard
- Set up a digital lockbox for showings
- Schedule showings
- List your home on the MLS (which feeds to most popular real estate websites, including Zillow, Realtor.com and more) and prepare all related paperwork
- Market your home in social media
- Monitor your area’s real estate market to keep the comparative analysis up to date
- Prepare flyers to promote your home sale
- Organize and host at least one open house
- Review all incoming offers with you and advise on all pertinent procedures and best practices
- Communicate with potential buyers and/or their agents on your behalf, helping you negotiate your deal in your best interests
- Prepare all necessary paperwork for a counter offer (if applicable) and contract
- Help you prepare for the closing
- Review your closing documents
- Attend the closing meeting with you
